American Pride Builders is committed to providing the best possible product to our customers. Our value proposition to our customers, vendors, crews and employees includes building fair and honest relationships based on trust and mutual respect. Our focus is to deliver high quality turnkey trade ready framing, on time and on budget, while being as “user friendly” as possible. In order to achieve and sustain those goals we have developed and implemented a fully integrated operating system that starts with our Pre-Con Services planning and continues through submittals, manufacturing, production, delivery, schedule management and accountability, quality control and the trade ready turnover processes.

Our Quality Control Management Trade Ready Turnover Program is an integral part of our operating system.

Although our Pre-Con Services process is a separate program in of itself; it is a critical part of any successful project, therefore worth explaining our Pre-Con Services process and provide typical time lines for each activity.  After many years of experience and many successful projects, we have strong belief that proper Pre-Con Service planning and communication is critical to the timely execution of our scope of work at the lowest possible overall cost.  Our pre-construction work will begin within 3 business days of receipt of a fully executed contract and a digital copy of the CAD files for the project as outlined in our proposal.  (We define receipt of the contract and CAD files as the pre-construction start date).

Although our estimating work to date indicates that the plans for this project are of high quality, our pre-construction work almost always discovers errors and/or generates questions.  We will address all such issues using a written ‘Request for Information’ (RFI) submission.  All responses must be in a written response to the RFI.  Our ability to provide timely Pre-Con Services work product is wholly dependent upon timely responses to requests for information (RFI) advanced by our engineering department.

Trade Ready Turnover

The most effective tool to provide the highest quality framing system and the highest level of support to the success of the project is the use of very detailed quality control checklists for each and every critical task in the execution of work. The American Pride Builders quality control checklists are all electronic and designed to hold the American Pride Builders team and the crews to the highest standards in the wood framing industry and are also designed to aid the General Contractors onsite team with the least amount of their time as possible to the end.   The entire system is designed to operate electronically from a tablet. All turnover signatures employ the use of DocuSign.  The American Pride Builders quality control and trade ready turnover system automatically provides high quality documentation for warranty and post construction purposes. 

Complete Trade Ready Checklists

American Pride Builders Senior Project Manager will complete a checklist for each area of work as listed below.  Each list will be checked off, then confirmed that the work has been completed.  As work is underway, our Senior Project Manager will ask a representative of the General Contractor to observe that the work has been completed in each and every phase of the execution of work in a satisfactory manner, and acknowledge such in electronic writing that it is acceptable.

  • Pre-Construction – Observations about the quality of the foundation work and site-conditions will be made to make sure that subsequent work can be undertaken with no identified issues. Safety and crew training will occur with insurance verified Quality Control Form 050
  • Foundation – Foundation is inspected to acceptable tolerances, and any issues are identified and sent to General Contractor with a remediation plan prior to work starting Quality Control Form 075
  • Stair Tower – Each individual stair and elevator tower has proper bracing, proper temporary and or finished stair and handrails in place, all framing completed properly Quality Control Form 200
  • Unit – Each individual unit will be individually inspected making sure framing is plumb, square, and meets specifications. Where conflicting specifications are found, it is identified to the General Contractor. Particular attention is paid to kitchen, bathroom, blocking, door, and window framing. Quality Control Form 300
  • Corridor  – Each identified corridor will be individually inspected making sure framing is plumb, square, and meets specifications. Where conflicting specifications are found, it is identified to the General Contractor. Particular attention is paid to blocking, door, and window framing Quality Control Form 350
  • Garage – Where applicable, each garage section/building will be inspected so that it meets specifications, and proper blocking is installed to mount hardware Quality Control Form 400
  • Roof Section – Each roof will be inspected making sure that it meets specifications, all hardware is properly installed, all fire safety items meets specification, proper ventilation and access is in place, all blocking for sub fascia and soffits are installed, any adjustments/fixes are properly documented and approved.   • Exterior Sheathing  – Prior to the installation of windows and moisture barriers, sheathing will be inspected for proper installation, nailing patterns, band boards for each identified elevation. Quality Control Form 700
  • Building Wrap/Zip Board (as applicable) – Each identified elevation will be inspected for proper installation, and alignment Quality Control Form 710
  • Windows – Each identified elevation will be inspected for proper installation, moisture barriers, and alignment according to specification Quality Control Form 750
  • Exterior Doors – Each identified elevation will be inspected for proper installation, moisture barriers, and alignment according to specification Quality Control Form 850
  • Exterior Decks/Porches – Each identified elevation will be inspected for proper installation, safety barriers, and alignment according to specifications Quality Control Form 875
  • Hardware/Holddowns – The building will be inspected per specification for placement, proper installation, and verification of proper materials used. Quality Control Form 900
